A primary suite remodel reworks the bath, the closet, and often the bedroom together as a single coordinated project. Most luxury primary suites we touch in Southlake, Vaquero, and Westlake span 350-700 sq ft of total suite footprint and land in the $145,000 to $385,000 range. A primary suite addition — building a new suite onto the existing home — typically runs $250,000-$575,000 depending on size, foundation requirements, and roofline complexity.

What a primary suite project looks like at Swanson.

The primary suite is where most of our clients spend the first and last fifteen minutes of every day. It’s also where the architectural conventions of the late-1990s and early-2000s have aged out hardest — the oversized corner whirlpool nobody uses, the half-wall shower with the sliding door, the under-lit double vanity, the closet sized for the wardrobes of a different decade.

We approach the primary suite the same way we approach a kitchen: Our team walks the space, asks how you actually use it (do you take baths? do you cook in here? how many clothes hang in the closet, and how often?), and the design follows the lifestyle. The drawings come later, when the lifestyle questions are answered.

Two scopes we run most often.

Primary suite remodel.

The existing footprint stays. The bath, closet, and often the bedroom get full reworks. Budget: $145K-$385K. Timeline: 12-16 weeks construction. Common in Vaquero, Carillon, Estates of Southlake — homes where the suite is generously sized but the layout has aged out.

Primary suite addition.

A new primary suite is built onto the home — typically single-story off the back, occasionally a second-story addition. The existing suite often becomes a guest suite or office. Budget: $250K-$575K. Timeline: 16-26 weeks construction. Common when the original suite is small, poorly oriented, or distant from the rest of the master-bedroom-floor flow.

The four moves we make most often inside a primary suite.

1. Remove the corner whirlpool, rebuild the shower as a frameless walk-in.

The corner whirlpool was the early-2000s primary-bath status symbol. Today’s clients don’t use them — they cool too fast, take too long to fill, and the access angle is awkward. We almost always remove them. The space becomes a larger frameless walk-in shower (often with a bench, sometimes with steam) or a freestanding soaking tub for clients who actually take baths. Budget impact: $25-65K.

2. Rebuild the vanity with proper task lighting.

The pre-2010 double vanity was wide but under-lit, with a single light bar above the mirror that cast every shadow. We rebuild with a furniture-style base in custom millwork, integrated drawer storage organized around how you actually use the bath, cosmetic-grade task lighting (CRI 90+ at 2700K — the temperature that makes makeup application reliable), and a stone slab top selected from the yard with you. Budget impact: $35-85K.

3. Expand or redesign the closet.

Pre-2010 closets were sized for fewer clothes than people now keep. We expand into adjacent rooms when scope allows, or redesign the existing footprint with a custom closet system (drawers, hanging zones organized by category, jewelry-and-accessory drawers, sometimes an island, often a charging station for devices). Budget impact: $25-95K.

4. Rework the bedroom itself.

Often the under-considered part of the suite. We refine the ceiling treatment (often raised tray ceiling with integrated lighting), add a headboard wall in millwork or fabric upholstery, integrate built-in dressers if floor space allows, and design the lighting layer-by-layer (no more single overhead fixture). Budget impact: $20-60K.

What’s included in a Swanson primary suite contract.

For remodels: bath (full demo + rebuild), closet (full system), bedroom (millwork + lighting + paint), MEP rework, permits, design service, project management, daily cleanup.

For additions: foundation, framing, roofing, exterior finishes, full MEP, all interior finish-out, plus all of the above plus ARB submission and approval. The contract is structured in two phases (shell + finish-out) for additions, with a single closing walk-through.

Most of our suite remodels rework all four elements as one coordinated project. The bedroom rework usually means refined ceiling treatment, integrated lighting, repositioned windows or transoms if needed, and built-in millwork (wardrobes, dressers, headboard walls). The bath, closet, and any sitting nook get full reworks per their own scope.
Primary suite REMODEL versus primary suite ADDITION — what's the difference?
Remodel: reworking the existing suite within the current footprint. Addition: building new suite square footage onto the home — typically a single-story extension off the back or side, or a second-story addition above a single-story portion. Additions involve foundation work, framing engineering, exterior architectural review (almost always triggers ARB in Vaquero, Carillon, Estates of Southlake), and a more involved schedule. Common when the existing primary suite is small (under 250 sq ft), poorly placed, or the home grew while the primary stayed the same.
What does a primary suite REMODEL cost?

What does a primary suite ADDITION cost?
Most primary suite additions in this market land between $250,000 and $575,000 depending on size and complexity. A typical single-story addition adds 450-700 sq ft (bedroom + bath + closet + occasionally a small sitting area), runs $400-$750/sq ft, and includes foundation work, framing, roofing, exterior finishes, full MEP, and the full interior finish-out. Additions on lots with foundation challenges (slope, pier-and-beam transitions, drainage) or roofline complexity (raised plate heights, intersecting hip roofs) run higher.
How long does a primary suite project take?
Remodels: 12-16 weeks of active construction, plus 6-10 weeks of design and material lead time. From first consultation to keys: typically 5-7 months. Additions: 16-26 weeks of active construction, plus 10-14 weeks of design + permits + ARB review. From first consultation to keys: typically 8-11 months.
Can we stay in the house during a primary suite project?
For remodels, usually yes — we set up a temporary primary in a guest room and rework the closet phase last so you have access to clothing throughout. The hardest two weeks are demolition (dust, noise) and the shower-glass install (water sealed off). For additions, you can almost always stay — we're building net-new square footage onto the home, so the existing primary stays habitable until the new one is ready, then we transition and rework the old suite (if scope includes that) once you've moved into the new one.
What's a 'spa-grade' primary suite?
Our shorthand for the higher tier of primary suite design. Typical inclusions: a frameless walk-in steam shower (often with a bench, sometimes with a second showerhead for couples), a freestanding soaking tub (Kohler, Victoria + Albert, or Waterworks), a furniture-style double vanity with natural stone slab top, integrated cosmetic-grade vanity lighting (CRI 90+ at 2700K), heated marble floors, sometimes a sauna or cold-plunge, and a custom closet system designed as part of the build (not bolted on later). Budget tier: $250-$385K for the bath + closet, $385-$575K including bedroom rework.
Do you do master suites in Vaquero, Carillon, and Timarron?
Yes — these are core neighborhoods for us. Vaquero primary suites are typically large enough for a real spa-grade rework within the existing footprint. Carillon and Timarron suites occasionally need closet expansions into adjacent rooms. Estates of Southlake suites are often candidates for additions when the original suite is undersized.
