Southlake

Luxury kitchen remodels, primary suite additions, and whole-home renovations for Southlake homes — Vaquero, Carillon, Timarron, Estates of Southlake, Stone Lakes, and Clariden Ranch. Chad partners with your interior designer, or introduces one we trust.

Southlake is where our standard was set.

Swanson Renovations has been remodeling Southlake homes since 2007 — long enough to know the housing stock by heart. Most of Southlake’s luxury inventory went up between 2000 and 2010: well-built, generously proportioned homes whose interiors are now a full design generation old. The kitchen walled off from the family room. The corner whirlpool tub nobody has filled in years. The heavy Tuscan millwork, the under-lit double vanity, the closet sized for a different decade’s wardrobe.

That is the exact remodel we have done more often than any other — and it’s why Southlake interior designers keep our number. The bones are worth keeping. The interiors are worth transforming.

What we build in Southlake.

Kitchens. The signature Southlake project: open the load-bearing wall to the family room, rebuild with cleaner cabinetry, let one stone selection carry the room. $185K-$425K typical; whole-floor opens with butler’s pantries run $325-650K. The full Southlake kitchen guide →

Primary baths and suites. Corner whirlpool out, frameless steam shower in; furniture-grade vanity with cosmetic-quality lighting; a closet system designed around how you actually dress. $95K-$245K for the bath; $250K-$385K for a coordinated suite. Southlake bath detail →

Primary suite additions. When the original suite can’t be fixed within its walls, we add net-new square footage sited for morning light and the lot’s best view. $275K-$500K. The 2026 Southlake addition cost guide →

Whole-home renovations. One contract, one schedule, one accountable handshake across the kitchen, every bath, the primary suite, and the living spaces. $725K-$1.8M, 10-14 months first-call-to-keys.

The neighborhoods, specifically.

Vaquero — heavy Mediterranean architecture, thorough ARB, and interiors that reward a confident transitional rework. Carillon — refined transitional with butler’s-pantry appetite. Timarron — open-concept-friendly floor plans and coordinated kitchen-living reworks. Estates of Southlake, Stone Lakes, and Clariden Ranch round out the core. If your street isn’t listed, call anyway — we service all of Southlake.

Working in a home you still live in.

Every Southlake project runs under the same protection standard: ram-board on the floors, zip-wall dust barriers between the active zone and the rooms your family still uses, finished areas wrapped, negative-air machines during demo, cleanup every night. Chad walks every active site every Friday. The site your neighbors see is part of the work.

Frequently asked questions

Who is the best luxury remodeler in Southlake?
The honest answer: the one your interior designer would hire for her own home. Swanson Renovations has built luxury kitchens, primary suites, additions, and whole-home renovations across Southlake since 2007 — seven-time Best of Houzz, 5.0-star average across verified reviews, and the builder DFW interior designers refer when the design cannot be compromised. Ask any designer we've worked with; the phone list is available on request.
What does a luxury remodel cost in Southlake?
As of 2026: kitchen remodels run $185,000-$425,000 (structural whole-floor opens $325-650K), primary bath remodels $95,000-$245,000, primary suite additions $275,000-$500,000, and whole-home renovations $725,000-$1.8M. Southlake runs 8-12% above the DFW-corridor baseline — a real premium reflecting higher finish-tier expectations and more involved ARB review. See our 2026 DFW cost benchmark for the full city-by-city table.
Do you handle Vaquero and Carillon ARB review?
Yes — it's part of the contract, not an extra. Vaquero and Carillon review any exterior change, including additions and window relocations. We draft the full submission package (elevations, site plan, materials board, renderings), respond to feedback, and resubmit until approval. Typical review cycle is 4-8 weeks, and first-round approvals are common when the design respects the home's existing architecture.
Which Southlake neighborhoods do you work in?
All of them — with the deepest history in Vaquero, Carillon, Timarron, Estates of Southlake, Stone Lakes, and Clariden Ranch. Most of our Southlake projects are 2000-2010 builds whose interiors have aged out of the original Tuscan-heavy vocabulary: walled-off kitchens, corner whirlpool baths, under-lit vanities. We know the build vintage because we've been opening those exact walls since 2007.
Can Swanson work with my interior designer?
That's the model. Chad is a builder, not a designer — he partners with the interior designer you've hired, executes her specification without ego, and brings any real constructability issue to her first with options that hold the intent. If you don't have a designer yet, we introduce you to two or three whose portfolios match your taste. Either way, you get a designer-authored home and one accountable builder.
How soon can you start a Southlake project?
The first conversation can happen within one business week — sixty to ninety minutes in your home, free, no pitch. From there, design and pre-construction typically run 8-14 weeks (design coordination, ARB where required, permits, cabinetry lead times), so a kitchen that starts the conversation this month is usually under construction inside four months.
