Keller

Keller is home — our office is on LaSalle Drive. Luxury kitchen remodels, primary suite additions, and whole-home renovations across Hidden Lakes, Estates at Hidden Lakes, Marshall Ridge, and Old Keller.

Keller is not a market to us. It’s home.

Chad and Catherine Swanson founded Swanson Renovations in Keller in 2007, and the office has been on LaSalle Drive ever since. Our trades start their mornings here. Chad’s Friday site walks start here. When a Keller homeowner calls about a kitchen, the first consultation can happen the same week — because getting to you takes minutes, not a tollway.

That proximity shows up in the work. Keller projects get the same crews, the same protection standards, and the same designer partnerships as our Vaquero and Westlake projects — with a shorter drive and, usually, a lighter permitting path.

What we build in Keller.

Primary suite additions — our most-requested Keller scope. The 1995-2010 housing stock carries under-sized primaries; we add 450-700 sq ft sited properly and convert the original suite. $250K-$450K, 16-24 weeks of construction, and the family stays home throughout. The Keller addition guide →

Kitchens — full guts with cleaner cabinetry vocabularies and stone selected at the yard with you and your designer. $175K-$400K typical in Keller.

Whole-home renovations — one contract across the kitchen, baths, suite, and living spaces, from $700K. The coordinated approach runs 12-22% less than the same rooms remodeled serially over five years.

Outdoor living — covered patios, outdoor kitchens, and fireplace seating for lots that back to greenbelt or golf.

The neighborhoods, specifically.

Hidden Lakes and Estates at Hidden Lakes — 2005+ builds with generous footprints; remodels here skew toward kitchens and spa-grade baths. Marshall Ridge — larger lots with real room for additions. Old Keller — original homes where an addition has to respect roof pitch, materials, and proportion, which is exactly the kind of problem we enjoy.

The home-town difference, concretely.

Every builder says “responsive.” Here’s what it means when your builder’s office is in your city: the first consultation inside a week. Chad physically on your site every Friday. A punch-list item handled by someone who drives past your neighborhood on the way home. And a reputation we protect where we live — our kids’ teachers and our neighbors are our references.

Frequently asked questions

Is Swanson Renovations actually based in Keller?
Yes — our office is at 610 LaSalle Dr., Keller, TX 76248, and it has been since Chad and Catherine founded the company in 2007. Keller isn't a service-area pin on our map; it's where our crews start their mornings. When a Keller project needs Chad on-site, he's minutes away — which is exactly the responsiveness homeowners tell us they couldn't get from firms working out of Dallas.
What does a remodel cost in Keller?
Keller typically runs 5-10% under the Southlake premium on identical scope. As of 2026: kitchen remodels $175,000-$400,000, primary bath remodels $90,000-$230,000, primary suite additions $250,000-$450,000, whole-home renovations from $700,000. The savings come from lighter ARB overhead in most Keller neighborhoods, not from a different finish standard — the craftsmanship spec is identical to our Vaquero work.
Which Keller neighborhoods do you work in most?
Hidden Lakes and Estates at Hidden Lakes (newer builds, larger scopes when they happen), Marshall Ridge (larger lots with room for additions), and Old Keller (original 1970s-1990s homes where additions must respect the original architecture). Our office sits in the middle of all of them.
Do Keller projects need HOA architectural review?
It depends on the neighborhood. Marshall Ridge and Estates at Hidden Lakes have active ARBs that review exterior changes; much of Old Keller has no HOA at all, though some blocks see Historic Preservation attention. City of Keller permits are required regardless, and we pull all of them — building, electrical, plumbing, mechanical, gas — as part of the contract.
Why do Keller homeowners add primary suites?
Most Keller homes from 1995-2010 carry primaries in the 250-380 sq ft range — generous for their era, tight for today. An addition lets you site a new 450-700 sq ft suite for morning light and convert the original into a guest room or office. Keller additions run $250,000-$450,000 and the family stays in the house throughout. See our Keller primary suite addition guide for the full breakdown.
